An apartment is not a house
Apartments break most of the assumptions a normal air conditioning quote is built on. There is often no spare external wall for a condenser, no roof space you control, and a body corporate that has a say in anything fixed to the building. Get one of those wrong and the job stalls, sometimes after a deposit is paid.

Owners corporation approval, the part that trips people up
Here is the thing most quotes skip. in most strata buildings the external walls, the roof and the facade are common property, so drilling into them or mounting a condenser on a balcony wall usually needs owners corporation approval, and some buildings set their own rules for where units go and how pipework is run. What your building requires is set by that building, so check its rules or its OC manager before you commit. We are happy to ask them for you.
We have done enough of these to design an install that fits what a body corporate will sign off: a condenser sitting on the balcony floor on anti-vibration feet instead of the wall, pipework run inside rather than across the facade, that kind of thing. It is slower than a house install. Plan for the approval step and it goes smoothly.
Where the outdoor unit goes
The condenser needs airflow and a path for pipework and drainage. in apartments that usually means the balcony (floor-mounted, or on a bracket the building allows), a dedicated plant area if one exists, or occasionally the roof for a top-floor unit. If none of those work, a multi-head still only needs one location, which is why it wins in tight buildings.

Usually yes, if the install touches common property such as external walls, the facade, the roof or a shared balcony structure. What needs approval is set by your building, so we help you scope it before you commit and design the job to suit the building’s rules.
Can you install air conditioning if my apartment has no balcony or external wall?
Often yes, with a multi-head system that puts the single outdoor unit in a plant area or an approved spot, or a concealed unit if there is ceiling space. It depends on the building, so we confirm on a site visit rather than over the phone.
What is the best air conditioner for a small apartment?
For a one or two bedroom apartment, a single wall-mounted split in the living area is usually enough and the cheapest to run. Add a second head only if you need a bedroom cooled independently.
Can I get ducted air conditioning in an apartment?
Only if there is ceiling void or a bulkhead to hide the indoor unit and run the vents. Many concrete-ceiling apartments cannot fit it, and a multi-head split gives you the same room-by-room control instead.
Can you install air conditioning in a rental apartment?
