A Suburb Being Rebuilt, House by House

Glen Waverley is changing faster than most of the east. Original 1960s and 70s homes are coming down, and in their place go large double storey houses or two and three townhouses.

That is good news for comfort, because a new home can have its heating and cooling planned from the start. It also brings new questions. A two storey home heats and cools unevenly, since warm air rises to the bedrooms. Townhouses sit close together, so where the outdoor unit goes, and how loud it is at 11 pm, matters to the people next door as much as to you.

Plenty of original homes remain, of course, many with a ducted heater that has run for decades. Those get the usual service, repair or replace conversation. But the questions above are the ones that come up most often here.

Systems for Glen Waverley Homes

Two storey rebuilds and townhouses make up a lot of our work here. So do the original homes that still have their first ducted heater.

Two Storeys: One System or Two?

Heat rises, so on a summer evening the upstairs bedrooms of a two storey home can be several degrees warmer than the living room below. Any system has to deal with that, and there are two ways to do it.

One ducted system with an upstairs zone and a downstairs zone is the cheaper install and the tidier one, with a single outdoor unit. It needs a route for ducts to reach the ground floor, usually through a bulkhead or wall cavity, which is why planning before the plaster goes on helps. Two separate systems, one per floor, cost more but each runs on its own, and a fault upstairs does not take out the downstairs. On a tight townhouse block, finding room for two outdoor units can settle the question by itself. We will lay out both on your plans.

Verbatim from Google. Neither names Glen Waverley, and we will not pretend they do. Both describe what matters on a bigger home: a clear quote and more than one system fitted properly.

Glen Waverley and Across the City of Monash

Drive down almost any Glen Waverley street and you will see three kinds of home. The original single storey brick veneers. The big double storey rebuilds that replaced some of them. And pairs or rows of townhouses on blocks that once held one house. A rebuild usually suits zoned ducted reverse cycle. A townhouse often suits a multi head system or a couple of splits. An original home may just need its gas ducted heater looked at.

Frequently Asked Questions

One Ducted System or Two for a Double Storey?

Both work. One large ducted system with an upstairs zone and a downstairs zone is usually cheaper to install. Two smaller systems, one per floor, cost more up front but let each floor run on its own, and if one fails the other keeps going. The roof space, the ceiling cavity between floors and where two outdoor units could sit decide which is practical.

Common spots are a side setback, a rear courtyard, a wall bracket, or a balcony on the upper floor. It needs clear air around it and a path for the condensate drain. If the townhouse is part of an owners corporation, check its rules on outdoor units before we install.

Modern inverter units are quiet, but on a tight block the unit can end up close to a neighbour’s bedroom window. EPA Victoria sets times when residential air conditioner noise should not be heard inside a neighbour’s home, so check their guidance. We place the unit with that in mind, away from boundary windows where the block allows.

Yes, and it is the easiest time. Ducts, drains and the power supply are far simpler to run before the plasterboard goes on. Talk to your builder about access and timing, then send us the plans so we can show you where outlets, returns and outdoor units would go.
