Houses, Units and Rentals: The Dandenong Mix

Plenty of Dandenong streets tell the same story. An original house from the 1950s or 60s, and next to it a block where a house like that was replaced by two or three units.

The houses tend to have the heating they were built with, or a ducted gas heater added later, and nothing for summer. The units are smaller and easier to heat and cool, but space is tight: a small courtyard, a shared driveway, a wall that faces the neighbour. Where the outdoor unit can go decides a lot of the quote.

Many of these homes are rented. So a good share of our Dandenong calls come from owners and property managers rather than the people living there, and what they want is simple. A system that suits the property, works when the tenant needs it, and does not bring a callout every summer. That is the brief we work to for heating and cooling here.

A Two Bedroom Unit

A split system in the living area handles most of it. Add a small one in the main bedroom if summer nights are the problem.

An Original House With Gas Ducted

If the heater is sound, a service keeps it going. If it is near the end, compare it with reverse cycle ducted.

Systems We Fit and Fix Around Dandenong

Units mostly need one or two well placed split systems. Older houses often have a ducted heater worth checking first.

Looking After a Rental Property's Heating and Cooling

Rental systems work harder than most. They run whenever the tenant is home, filters get forgotten, and nobody notices a slow refrigerant leak until the unit stops cooling on a 38 degree day. Then the call comes to you, usually at the worst time.

Two things cut most of those calls. First, a yearly service, timed between tenancies or before summer, so the filters, coil and drain are clean and small faults get found early. Second, when a system does need replacing, choose one sized for the room rather than the cheapest box that fits the wall. An undersized unit runs flat out and fails sooner. We price both options in writing, so you can weigh them against the rent and the property's plans.

For Owners and Property Managers

  • Send the tenant's contact and we will arrange access with them
  • A photo of the unit's model label lets us check parts before we arrive
  • Rental heating standards are set by Consumer Affairs Victoria. Check the current rules there

Covering Greater Dandenong and the Suburbs Around It

Dandenong is a mix of original post war houses and the units that replaced many of them, two or three to a block. That shapes the work. A unit usually wants a compact split system in the living area and maybe one in the main bedroom. A house that still has its gas ducted heater wants a service and an honest opinion on how long it has left, and a bigger house can make a case for reverse cycle ducted.

Unit stopped cooling? Go to repairs. Looking after a rental? Book the yearly service between tenants. We also have pages for Rowville to the north and Cranbourne to the south, and every suburb we cover is on Areas We Service.

Frequently Asked Questions

Do You Work on Rental Properties?

Yes. Owners and property managers book us for new installs, repairs and servicing, and we arrange access with the tenant directly if you would like us to. Rental properties in Victoria have minimum standards for heating in the main living area. The current rules are on the Consumer Affairs Victoria website, so check them there before you choose a system.

Usually. The outdoor unit can often go on a wall bracket, in a side passage, or on the ground in the courtyard, as long as it has room to breathe and the drain has somewhere to go. If the unit is part of an owners corporation, ask whether they have rules about where outdoor units can sit before we book the install.

We will. Tell us what it is doing, whether it will not start, blows cold or shuts off after a few minutes, because that tells us which parts to carry. Our callout is from $150 with diagnostics, and the repair is priced before we start.

Dandenong, Dandenong North and Dandenong South, plus Doveton, Noble Park, Keysborough, Endeavour Hills, Hallam and Lyndhurst. The rest of Melbourne too, so ask if yours is not listed.

Once a year suits most homes, and more often for a unit that runs most days. A service cleans the filters, coil and drain, and catches small faults while they are cheap. A standard split system service with us is from $150, and the same visit works well between tenancies.
